Old or deteriorated flashings are often the culprit behind a leaking roof, especially if your building has an abundance of skylights, chimneys, or wall/roof junctions. Leaks can also be caused by poor drainage, damaged seals, or a breached roof membrane or substrate.

Most of these issues can be addressed without a complete replacement, as long as you don’t let them linger for too long. Remember, taking the time and investing in proper roof maintenance will always be less expensive than emergency roof repairs or replacements. A typical asphalt shingle roof lasts 15–30 years, depending on the type—basic 3-tab shingles last closer to 15–20 years, while architectural or premium shingles can reach 25–40 years. Lifespan is affected by climate, installation quality, ventilation, and maintenance. In harsher climates like Idaho, many roofs realistically last around 20–25 years.
